National property specialist Oliver Hume has released a list of Perth’s 10 best suburbs for first-home buyers in 2026, with Armadale, Parmelia and Gosnells being identified as the leading options for buyers seeking affordable homes in great locations. 

 

Oliver Hume researchers analysed dozens of suburbs on the basis of affordability, eligibility for government buying assistance, available supply and proximity to important infrastructure. 

 

Oliver Hume MyFirstHome CEO Adam Duster said while first home buyers had faced significant challenges over recent years there was still plenty of opportunities for those willing to cast a wide net. 

 

“For first home buyers, it is all about getting into that first property and holding it for the long term,” he said. “The sooner you get started, the sooner you can start to build towards your dream home.”  

 

Oliver Hume Chief Economist Matt Bell said there were still plenty of options for first-home buyers in Perth. 

 

“Perth suburbs under the First Home Buyer Guarantee Scheme cap have more supply than their comparables in Brisbane and Adelaide,” he said. 

 

“The suburbs on our list don’t just meet the affordability test; they support the day-to-day needs of buyers who want their first home to work for their lifestyle. When you weigh up all the factors, they provide a great option for first home buyers looking to get on the property ladder.” 

 

“These suburbs remain standouts for buyers looking to maximise their deposit, get access to government assistance schemes while still living in well-located and serviced communities.”

Situated 26 kilometres from Perth’s CBD in the Armadale LGA, Armadale continues to appeal to first-home buyers seeking affordability within reach of major amenities. 

  • Median house price: $575,000 

  • Available listings over the last 12 months: 349 

  • Key strengths: Natural beauty and outdoor living, community focus, urban convenience and transport links. 

“At the very affordable end of the spectrum, 26kms to the south-east of Perth CBD, Armadale has a median house price of only $575,000, is directly on the train line to the city, and had 50 available listings in the month of August,” said Matt Bell, Chief Economist at Oliver Hume.  

 

MyFirstHome Pick 2 - Parmelia 

 “In the South-west, 33kms from the city, Parmelia abuts up against both Kwinana and Wellard stations,” Mr Bell said. “It had a median price of $600,000 and 20 available listings in August.”  

  • Median house price: $600,000 

  • Available listings over the last 12 months: 175 

  • Key strengths: Family-friendly environment, Convenient amenities, green spaces, and easy freeway/train access to Perth 

 

MyFirstHome Pick 3 – Gosnells 

Five train stations closer to the city on the same line as Armadale, the median price at Gosnells is just over $55,000 higher at $629,500. It has a relatively high level of available properties at 54 listings.

  • Key strengths: Combination of urban convenience and natural beauty, located 20kms south-east of Perth CBD, infrastructure growth and economic development. 

 

“Gosnells offers a balance of affordability, convenience, and improving lifestyle, positioning itself as a solid choice for both residents and property investors,” Mr Bell said.
